2. What our service is

2.1 We provide independent verification and documentation of residential rental property. We record what is physically observable at the property during the visit and issue a structured report containing photographs, video, GPS data, a timestamp, a unique Case ID and the Inspector ID.

2.2 The service consists of four elements: (a) coordination and scheduling of the visit, (b) attendance of an inspector at the address at the agreed time, (c) documentation of what is observable and permitted, and (d) issue of the report. The service is performed in full once the report has been issued, including where access to the interior was not granted by the landlord, agent or occupant. Article 8 applies in that case.

3. What our service is not

3.1 We are not a law firm, an estate agency or a certified building-survey company.

▪ We do not verify the identity, ownership title or creditworthiness of the landlord.

▪ We do not certify legal ownership or the validity of any tenancy agreement.

▪ We do not carry out structural, electrical or other engineering assessments.

▪ We do not give legal advice and we do not guarantee that a letting is not fraudulent.

▪ We do not guarantee that the condition, availability or circumstances of the property will remain unchanged after the visit.

3.2 Where the package you order includes a review of the tenancy agreement, this is limited to a visual comparison between the information stated in the document and what was observed at the property. It is not legal advice and it is not an assessment of the validity, lawfulness or fairness of the agreement.

4. Prices

4.1 All prices shown on this website are final consumer prices and include 21% Dutch VAT (BTW). No further charges are added.

5. Payment

Payment is made in advance through the payment methods offered at checkout (iDEAL, card or other). We begin the service once payment has been confirmed.

6. Landlord approval

6.1 Physical Verification, Premium Due Diligence and the Corporate Relocation Package require the prior consent of the landlord, agent or occupant for our inspector to attend. You are responsible for obtaining that consent. We supply a ready-to-send message for that purpose.

6.2 The Scam Risk Check is a desk-based analysis and does not require any consent.

6.3 We do not pressure landlords or agents. If consent is refused, no on-site visit takes place.

7. Your statutory right of withdrawal

7.1 As a consumer entering into a distance contract, you have a period of fourteen days from the conclusion of the contract in which to withdraw without giving reasons (article 6:230o of the Dutch Civil Code).

7.2 Because our service is time-critical, at checkout we ask for your express request that we begin performance immediately, together with your acknowledgement that you lose the right of withdrawal once the service has been performed in full (article 6:230p under d of the Dutch Civil Code).

7.3 The following applies:

▪ If you withdraw before we have begun performance, you receive a full refund.

▪ If you withdraw after performance has begun but before it is complete, we refund the amount paid less a proportionate amount for the part already performed.

▪ Once the service has been performed in full — that is, once the report has been issued — the right of withdrawal has lapsed.

7.4 You may exercise the right of withdrawal by any unambiguous statement sent to info@verirent.nl. A model withdrawal form is available on request. Refunds are made within fourteen days using the same payment method.

8. Cancellation, rescheduling and denied access

8.1 You may cancel or reschedule an agreed visit free of charge up to twenty-four hours before the agreed time.

8.2 If you cancel within twenty-four hours of the agreed time, we retain a coordination and dispatch fee of € 35 including VAT and refund the remainder.

8.3 Denied access. Where our inspector attends at the agreed time and place and access is refused, is not made possible, or nobody attends, for any reason outside our control — including a decision of the landlord, agent or occupant — the service is deemed to have been performed. We issue a Verification Report — Access Denied recording the arrival timestamp, the GPS location, photographs of the exterior and the recorded status. No refund is due in that case.

8.4 On request, and once only per client as a gesture of goodwill, we will apply the amount paid as credit towards a further visit to the same property within thirty days.

8.5 Our failure. Where the service cannot be delivered for a reason attributable to us or to our inspector — including non-attendance, attendance outside the agreed window without your agreement, loss or corruption of the evidence, or failure to issue the report — you are entitled, at your own choice, to a new visit at no charge or to a full refund of the amount paid. Refunds are made within five working days.

9. Delivery times

9.1 The Scam Risk Check report is delivered within three hours of confirmation of payment during our working hours.

9.2 The report for an on-site verification is delivered within twenty-four hours of the visit. Where quality review requires the inspector to supply additional material, we inform you and state a new delivery time.

10. Your obligations

▪ You provide the correct and complete address, listing reference and contact details.

▪ You obtain the consent described in article 6 before booking an on-site service.

▪ You do not instruct our inspector to act outside the published inspection checklist.

▪ The report is issued for your own use. You may share it with your landlord, employer, university or adviser, but you may not publish it or use it commercially without our prior written consent.

11. Liability

11.1 We perform our service with due care. The report is a point-in-time record of what was observable at the property during the recorded visit and nothing more.

11.2 We are not liable for indirect or consequential loss. This includes, without limitation, the loss of a rental opportunity, relocation or travel costs, loss of profit, loss of a deposit or other sum paid by you to a third party, and any loss resulting from your own decision to pay, to sign or to refrain from doing so.

11.3 Our total liability for direct loss is limited to the amount you paid for the service concerned and in any event to a maximum of € 500 per event.

11.4 The limitations in articles 11.2 and 11.3 do not apply in the event of intent or gross negligence on our part, nor in any case in which liability cannot lawfully be limited. Your statutory rights as a consumer are not affected by these terms.

11.5 Any claim must be notified to us in writing within two months of discovery and in any event within twelve months of the date of the report.

12. Complaints

Complaints may be sent to info@verirent.nl. We acknowledge receipt within two working days and give a substantive response within ten working days. If your complaint is not resolved, you may bring the matter before the competent Dutch court.

13. Personal data

We process personal data in accordance with our Privacy Policy. Photographs and video taken at a property may contain personal data relating to the landlord, agent or occupant. We limit our recordings to what is necessary for the verification, we avoid recording faces and identifiable personal belongings where this is possible, and we retain the material only for the periods stated in the Privacy Policy.

14. Intellectual property

The content of this website, our report templates, our checklists and our trade marks are our property and may not be reproduced or used without our prior written consent. The report issued to you may be used by you for the purpose described in article 10.

15. Changes to these terms

We may amend these terms. The version that applies to your order is the version in force at the moment you place the order, and that version is sent to you or made available to you at that moment.

16. Language versions

These terms are published in English, Dutch, German, French and Arabic. You may rely on the version in the language in which you concluded the contract with us.

17. Governing law and competent court

These terms are governed by Dutch law. Disputes are submitted to the competent court of the district of The Hague, without prejudice to your right as a consumer to bring proceedings before the court of your place of residence, and without prejudice to any mandatory rule of the law of your country of residence.
